The goal of each owner is to sell at best price and in less possible time. This is neither easy nor granted. The first step to take in order to proceed with selling the property is to send us some of its photos and fill in the technical data sheet in order to allow us an initial analysis. Once received the basic information, we will be able to establish a possible inspection of the property for the appropriate evaluations.
Our surveyors will analyze the property for sale, its constructive and aesthetic characteristics, location, exterior, ease of access, etc … to determine the “price range” of the property adequate to the real value of the good.
Technical and documentary verification
On the basis of the committer’ s indication, our experts will meet the seller’ s trusted technician to check all the town planning and land registry documents to project any eventual changes or additions.
Normally, the sellers delegate us an “exclusive” task, assigning the choice of the most suitable partner real estate agencies for the sale of each specific property. However, it is still possible to choose to confer an assignment in a non-exclusive way. In both cases the sales fee due to the agency is 3% of the value of the asset.
Once defined the assignment we create an excellent photographic service to make a precise description of the property in Italian, English and Russian. We perform the floor plans scanning. (drone – HD footage – professional photo shoots upon request).
To find the ideal buyer, the property for sale is given maximum exposure on a wide range of media: the powerful technological platform (CRM – Website – E-mail marketing – SMS – RSS), the social networks (Twitter – Facebook – Linkedin – Google+ – Pinterest – YouTube – Tumblr – Instagram – Vimeo – Foursquare), the national and international web search engines and the last but not the least, the collaboration with important Italian and foreign real estate organizations.

Offer / Acceptance
As soon as the will to acquire the property emerges, a preliminary proposal containing the terms of the offer (price,deposit and timing) is prepared and submitted to the seller’ s acceptance. Once accepted the offer, the agreement will be concluded.
We give assistance to our customers before and during the public deed of sale, supporting him in the choice of the notary (if requested) and in finding all the necessary documents.
