Il Casale del Merlo is a beautiful rural settlement dating back to the 1800s. It is located in upper Umbria near Umbertide, set on a gentle hill from which it has a wonderful view of the surrounding countryside.
It consists of a main farmhouse completely restored, a second farmhouse and a large external courtyard.
The main, austere and imposing farmhouse is a manifesto of the Umbrian rural tradition. The external facades made of natural stone, wooden frames and a tiled roof. Internally it has terracotta floors, stone fireplaces, impressive beams, vaults and perfectly restored antique doors. The second house has great potential, the courtyard is comfortable and functional.
The main house, of important dimensions (300 sq.m), is on two floors:
On the ground floor, there is a first kitchen, a large living room with direct access to the portico, two large bedrooms and two bathrooms.
On the first floor introduced by a splendid external staircase, there is a second kitchen, a large living room with a fireplace, three impressive bedrooms, a bathroom and the preparation for the second.
The second farmhouse (180 sq m) is also on two floors. It is in good general condition and must be renovated internally and equipped with fixtures.
The external courtyard, with two entrances, is large (4,500 sqm) and very articulated. It is divided between the square in front of the house, a large porch and a rustic garden where it is possible to build a swimming pool.
