Country House – Le Balze

Country House Le Balze is an elegant country residence. It is located in Umbria, a few km from Todi, at the top of a green hill from which it enjoys a spectacular view of the countryside. All around is a succession of vineyards, olive groves and cultivated fields, with the verdant ridges of the Martani mountains in the background.

Austere and imposing, it is a large villa (400 sq.m.) equipped with every comfort. Externally, it has elegant natural stone facades, wooden window frames, and a  garden. Internally, it is finished to a high standard: parquet fireplaces, kitchen, air conditioning and ample spaces.

Features

Country House Le Balze is on three levels: a raised ground floor, a first floor and a semi-basement.

• On the ground floor is the first independent living unit (195 sqm). It consists of a living area with veranda, entrance hall, kitchen (with thermo fireplace) and a large, bright living room. And a sleeping area that is divided in a large master bedroom with “en suite” bathroom, walk-in wardrobe and terrace, three further bedrooms and a second bathroom with Jacuzzi.
• The first floor, on the other hand, houses the second unit (measuring 105 sq. m.) consisting of a kitchen (also with thermo fireplace). A large living room with access to the covered veranda, two spacious double bedrooms and two bathrooms.
• In the basement, on the other hand, there is the paved garage (37 sq.m.) and the tavern (50 sq.m.) with a kitchen and a large area with a fireplace.

The exterior

The external area (of 3,000 sq.m.) bordering the house is large and completely fenced off. At the front, accessible by a double gate, pedestrian and driveway with a ramp to the garage, there is a first rustic garden and a veranda. In the rear area, a further large rustic garden with hedges and tall trees where it is possible to build a swimming pool.

Uses and destinations

Country House Le balze is an excellent living solution. An excellent first or second home away from city stress and close to all amenities. Independent, but not isolated, it is part of a small settlement composed of an elegant farmhouse and two other independent villas. It is located in a famous area popular with the international elite. It also lends itself to successful entry into the thriving local weekly tourist rental market.

Country House Le Balze is very close to Todi, which is only a few km away, and not far from all the main towns in Umbria. Massa Martana is 6 Km, Montefalco 17 Km, Terni 25, Perugia 38Km. The Roma Nord exit is an hour’s drive away.
